What can I put on my lot?

Per the covenants and restrictions, all buildings and other improvements (such as fences) must be approved by the architectural committee. No storage building or carport shall be installed unless accompanied with a residence and approved by the architectural committee. Boat or RV storage is not allowed unless on a residence. This also includes but is not limited to: tents, trailers, tractors, trucks, cars or temporary dwellings.

Can I build a metal building?

Per the covenants and restrictions typically no. However, as a storage building or shop, this may be allowed if approved by the architectural committee.

What types of residences are allowed?

Per the covenants and restrictions, all lots of blocks 14-15 must be primary residences.

Likewise, blocks 1-13 may be primary residences as well, but secondary residences (i.e. vacation homes) are allowed on these areas.

Blocks 14-15 must have a minimum of 1,200 sq-ft covered area (not including garages, porches, and breezeways).

Blocks 1-13 must have a minimum of 750 sq-ft covered area (not including garages, porches, and breezeways).

Per the covenants and restrictions, only site-built or modular homes are allowed. Manufactured homes (e.g. trailer homes) are not allowed.

What utilities are available?

Water is provided by the City of Fritch. A network of water piping is installed throughout the property and available here.

Gas is not available.

High speed internet (i.e. cable, fiber optic) is not available. DSL and telephone is available through Windstream. Wireless is available through AW Broadband depending on location and signal strength.

What types of animals are allowed?

Household pets including cats and dogs are allowed.

Livestock (e.g. cattle, pigs, sheep, goats) is not allowed.

Horses are not allowed.

Poultry or any fowl is not allowed.

Why do I pay annual fees?

Arrowhead roads are not maintained by the city of Fritch or by Hutchinson county. Road repairs are our primary expense. Secondary expenses includes mowing and spraying for weed control. The board of directors strives to maintain a fair balance of fees and maintenance.

What happens if I do not pay my annual fees?

A-H POA reserves the right to place liens on any lots that are delinquent in annual dues.
